Full Management Service
What is included:
- Advice and agree rental valuation
- Advertise and market the property
- Advise on and ensure compliance with Gas Safety and electrical safety regulations
- Find suitable tenants
- Accompany tenant applicants to viewings
- Refence tenants, carry out credit checks and right to rent checks
- Pre-tenancy inspection of Smoke Alarm and Carbon Monoxide Detector Installation
- Prepare Inventory and schedule of condition
- Check-in tenant and agree inventory
- Prepare & sign Assured Shorthold Tenancy agreement
- Serve and provide all prescribed documents to the tenant
- Arrange renewal of tenancy agreement
- Carry out periodic inspection visits and report problems
- Arrange and assist in the transfer of utility service accounts
- Register tenants deposit with approved Deposit Scheme
- Arrange any necessary repairs or maintenance
- Receive rent payments monthly, pay you promptly, with a detailed landlord statement
- Arrange service of legal notices on the tenant
- Attend court hearing to give evidence
- Liaising with the tenant on a routine basis
- Check out tenant, re-advertise and re-letting
- Pursue non-payment of rent and provide advice on rent arrears action
- Take initial action in the event of rent arrears
- Assist in dealing with any necessary insurance claim
